Student Mortgage

MAP is often contacted by International Students on student visas living in Australia seeking a student mortgage / home loan to purchase Australian property. Often they have already approached their bank and perhaps one or two mortgage brokers and been advised that as they are on a student visa they are ineligible for a student mortgage or are required to pay a higher interest rate than would otherwise apply to an Australian citizen.

Student Mortgages are however available at normal home loan interest rates providing the following  can be demonstrated;

  1. Clean credit history in Australia free from bankruptcies and defaults (not normally an issue for those without Australian permanent residency PR),
  2. One year in current job (can consider less on case by case basis),
  3. 20% deposit plus costs. Gifted funds from mum and dad for example are ok providing the funds are in an Australian bank account prior to full approval (not required for pre-approval),
  4. Income sufficient to afford repayments (borrowing capacity is evident).

In some situations one applicant will be on a fully or partly paid scholarship and their partner/spouse will be working. In this scenario we can use the income from the applicant that is working but we can not take into account income from the scholarship.

It is true that you can be approved for a student mortgage / home loan up to 80% LVR whilst on a student visa. The key is simply applying to the right lender that will approve a home loan to applicants on student visas and this is where MAP can assist. MAP specialize in assisting international students to obtain a student mortgage at normal home loan interest rates.

What Types of Student Visas are Acceptable?

Most types of student visas are acceptable for a student mortgage at 80% LVR providing the income earned is compliant with the restrictions of that particular student visa. The following visas are the most common visas that we see and can assist with;

  •           Vocational Education and Training Sector Visa Subclass 572
  •           Higher Education Sector Visa Subclass 573
  •           Masters and Doctorate Sector Visa Subclass 574
  •           Skilled Overseas Student Visa Subclasses 880, 881 and 882

We can accept other Student Visas on a case by case basis. Please contact us to discuss.

Why use a Specialist Student Visa Mortgage Broker?

Non Resident Home Loan policy is a minefield with every bank having their own individual mortgage lending policy and requirements. This difference in lending criteria can result in one bank approving your Student Visa Mortgage while others will outright decline your home loan application. For example, some lenders will;
  • Only lend to temporary residents who are on a particular type of student visa,
  • Not lend to temporary residents on student visas at all,
  • Only lend if purchasing with an Australian citizen or permanent resident,
  • Require a deposit of up to 30%

This is where MAP Mortgage Brokers can help. MAP understands the complex non resident lending policies and requirements of all the Australian banks and non bank lenders to ensure that your student mortgage is approved the first time at the best interest rate available.

Don't risk a decline on your credit file or pay a higher rate of interest because you are on a student visa. We do not charge you for our mortgage broking services so give us a call or enquire online for a no obligation assessment
